Straight answers about hiring a cleaning company, pricing, federal janitorial contracting, and working as an independent provider.
Hiring a commercial cleaning company
What does a commercial janitorial company do?
A commercial janitorial company cleans and maintains business facilities such as offices, retail stores, bank branches, warehouses, medical offices, and government buildings. Typical work includes trash removal, restroom sanitation, dusting, vacuuming, mopping, glass cleaning, breakroom cleaning, and periodic floor care such as auto scrubbing, strip and wax, and carpet care. Nexodus Clean provides all of these, plus day porter, disinfection, and one time project cleans.
How is commercial cleaning priced?
Commercial cleaning is usually priced per visit or as a flat monthly rate. The main factors are square footage, how often the site is cleaned, the scope of work, the type of floors and restrooms, the number of locations, and the local labor market. Nexodus Clean prices at a fair, mid range level: a professional, documented standard without a premium markup. Request a quote with your square footage, frequency, and scope and we will send a written proposal.
How often should an office or retail store be cleaned?
It depends on traffic. High traffic retail stores and busy offices often need cleaning several times per week or daily, while smaller or lower traffic sites may need weekly or twice monthly service. Many multi site programs use tiers, for example weekly service for busy locations and twice monthly service for quieter ones, with deep cleaning and floor care scheduled separately.
What should a janitorial scope of work include?
A good scope of work lists every task, how often each task is done, the areas covered, service hours, supplies and equipment responsibilities, how visits are verified, and how extra work is requested and approved. Clear scopes prevent missed tasks and billing disputes.
How do I know the cleaning actually happened?
Ask your provider how visits are verified. Nexodus Clean crews clock in and out with timestamped, GPS supported time records, and multi site programs use work order systems such as ServiceChannel. Janitorial visits include before and after photos, and many sites also capture a manager signature at the end of service.
Can one company clean all of my locations in different states?
Yes. Nexodus Clean serves clients in all 50 states, with self managed crews in 26 states and 3,126+ sites serviced. Multi site portfolios get one point of contact, one scope standard, and one invoice process instead of a different vendor in every city.
What is the difference between a janitorial management company and a local cleaner?
A local cleaner usually serves one area with its own small crew. A janitorial management company like Nexodus Clean runs programs across many markets using route based crews, written standards, verification, and account management, so a client with sites in several cities or states receives the same quality everywhere.
For facility management and real estate firms
How do facility management companies choose a janitorial subcontractor?
IFM and facility services firms look for subcontractors with self managed coverage in the markets they need, work inside their work order platform, verify every visit with photos and time records, and provide one point of contact. Nexodus Clean is a registered ServiceChannel provider with self managed crews in 26 states and coverage in all 50.
Can Nexodus Clean take over janitorial service for a property management portfolio?
Yes. Send your site list with scope and frequency, and we return portfolio pricing with coverage notes for every location. Sites are grouped into routes, first visits are photo verified, and an account director manages the whole portfolio.
Does Nexodus Clean already subcontract for national facility services providers?
Yes. We deliver a 175+ location retail cleaning program as a subcontractor to a national facility services provider, with every visit logged in ServiceChannel and photo verified.
Federal janitorial contracting
How do federal agencies and prime contractors find a janitorial contractor?
Agencies and primes search SAM.gov and the SBA small business search by NAICS code, location, and business type. Nexodus BPO Inc., doing business as Nexodus Clean, is a SAM.gov registered small business with CAGE Code 10YR3 and UEI S46UPQA3J833.
What is NAICS code 561720?
NAICS 561720 is the federal industry code for Janitorial Services. It covers cleaning building interiors, floors, windows, and related facility maintenance. It is Nexodus Clean's primary NAICS code.
Does Nexodus Clean have federal past performance?
Yes. Our past performance includes federal military recruiting facilities and a Bureau of Land Management site in Elko, Nevada. See our federal page for the capability statement.
Can Nexodus Clean work as a subcontractor or teaming partner?
Yes. We support prime contractors and agencies as a subcontractor or teaming partner on janitorial and custodial scopes, and we bid as a prime contractor.
For independent cleaning providers
How do independent cleaning providers work with Nexodus Clean?
Providers are independent 1099 contractors assigned to route based work near where they live. Scheduling, clock in, photos, and pay are handled through one app, and routes are grouped so stops stay close together.
How often are Nexodus providers paid?
Twice a month, on the 1st and the 15th. Many companies in the industry pay contractors monthly or on longer net terms, so twice monthly pay is one of the reasons providers choose Nexodus.
How do I apply to become a Nexodus provider?
Joining is free. Sign up in the Nexodus Clean provider app at nexodusclean.app. Create your account, complete your profile, and our provider team will dispatch you to open work near you.
